Where do you do home staging?
Staged Ryte stages homes in Western Massachusetts, including the Berkshires; north western Connecticut, including Litchfield and Fairfield Counties; the Hudson Valley in New York State, including Dutchess & Columbia counties in NY; and New York City. We are always happy to discuss home staging with home owners, realtors and developers outside of this range.
Is there a fee associated with a consultation?
There is NO FEE associated with a home staging or styling consultation. We visit a property at no charge and then provide a comprehensive proposal.
Do you need to visit a property in order to do a proposal?
Yes, in order for us to fully grasp the scope of any project we need to conduct an in-person visit. We have to walk the rooms, understand the assets and challenges of spaces, and get the feel for who the optimal buyer we be. We also find it an important step to build the relationship with the realtor, home owner, developer — whomever is involved.
We do not have a “fits all” price list for our home staging. Each project is unique and each proposal is tailored to that particular house. There is no price “by room” list or a specific sale percentage.
Do you have a price list for staging?
No, we do not charge by the item but rather the scope of the home staging project.
Do you charge for each item used in a staging
Our price for staging a home includes discovery, time, staffing, design, delivery, set up, and move out.
What does your price include?
There is no threshhold for us to stage a home. We believe that any house can benefit from staging! Read our article about the value of staging a moderately priced home. Home buyers in moderate price ranges care just as much about where they live as those hunting for million-dollar listings. Don’t we all want to see ourselves living our best lives? Our staged homes show more, receive offers more quickly, and sell above listing.
Is there a price threshold for you to stage a house?
No, there’s no monthly rental fee. Our initial project fee covers a 3 or 6 month engagement. Typically, a project under $1,000,000 is engaged for 3 months and over over $1,000,000 for 6 months. If a home is still on the market at the end of the term, the staging can be extended on a month-to-month basis. The price for the additional months would be a line item in the proposal.
Is there a Monthly rental fee?
We require 50% on agreement, along with a signed Staging Agreement. When we complete the staging, the balance is due.
What are the terms of payment for staging?
Staging takes anywhere from two to nine business days. Of course, it depends on the scope of the project.
How long does it take to stage a house?
An empty house is required if we bring in upholstered furniture. Some arrangements can be made if homeowners are going to live in the house. For example, the home could be styled with the homeowner’s furniture. We often reconfigure room set up, rearrange art and accessories, and sometimes bring in our own art & accessories, so the home appeals to the optimal target buyers.
Can a client live in the house while it is staged?
We can incorporate a homeowner’s furniture or encourage the distribution of the furnishings, depending on the quantity, style, and homeowner’s wishes.
What if the client has furniture in the house?
Yes, we can advise and/or assist in packing and removing.
Can you help clear out a house prior to staging?
Yes, we are insured, as are our movers
Are you insured?
Staged Ryte owns all of its own furniture, art, and accessories. We have a 5,000 square foot warehouse that houses over 10,000 items. We have over 35 sofas, 1,000 books, 500 pieces of art work, and much more. You can understand why no two staged homes ever look alike.
Who owns the furniture you stage with?
Yes! Most of our furniture, art, and accessories are available for sale. While we have been asked to give a total for an entirely staged house, most often buyers are interested in a few pieces. These sales work best when we are in direct communication with the buyer vs. the listing agent brokering the sale. Here’s a great example of when we staged, the owner loved everything about the design, decided to NOT MOVE, and kept most of the furniture. (We’re talking about actor Jayne Atkinson!) Can a buyer purchase any of the furniture used in staging?
Each house should be cleaned prior to our arrival. If a house has been in the process of a renovation, we require the interior work be completed and the house cleaned before we begin staging.
What condition does a house need to be in to stage it?
Yes! We offer consultation at an hourly rate to suggest improvements, such as painting, colors, editing of furniture and accessories, renovation, etc. We can also manage the process in collaboration with the seller.
Can you recommend Home improvements befor Listing?
We always recommend that the house remain staged until at least the contingencies have been met. We do not refund a pro rata portion of the fee, regardless of a move out date.
What happens if the house sells prior to THE engagement period?
Our marketing structure is a valuable benefit to our home staging clients. We email new and current stagings to our list of 6,000 brokers, developers, and design lovers in the tri-state area of Massachusetts, Connecticut and New York, and in NYC. We have an active Instagram following of 1,400 (and growing!), where we share Instagram reels, posts and stories. We also post to LinkedIn and to our Google business profile. With current stagings, we consistently drive to the property listing.
